Determining the Right Office/Flex Space Size

When determining the ideal size for your business, consider your current and future space needs. Ask yourself:

  1. How many people will work in the office daily?
  2. Does your business require private offices, like HR or accounting?
  3. Do you need meeting rooms or collaborative spaces?
  4. What are your company’s growth projections?
  5. Do employees need a break area?
  6. Will you have clients visiting, and if so, do you need a reception area?
  7. Do you require a specialty area (assembly, packaging, warehousing, etc.)?
  8. Are shipments delivered in pallets? How many at a time, will they be broken down in the unit?

For office users, an average of 250 rentable square feet (RSF) per person is a common benchmark. A team of 10 would need approximately 2,500 RSF. For more open-concept offices, you can lower this to about 200 RSF per person, or 2,000 RSF for 10 people.  Add on the area required for warehousing, assembly, machinery, flow, etc., plus 20%. This will provide you with an estimate of the right size space for your company.
